Securing protection for family-run business

The original lease was excluded from the protection of the Landlord and Tenant 1954 Act. However, as the client remained in occupation after the expiry of the contractual term over 8 years ago paying rent to the landlord, Grace Mercer was able to successfully negotiate a lease which benefitted from the protection of the 1954 Act thereby enhancing the client’s security in the property.

This also afforded the client the opportunity to enter into discussions with the landlord to determine the boundary line so that the new lease plan accurately reflected the extent of the client’s demise.
