LendNet Property LLP (Triple Point)

We have acted for LendNet Property LLP (trading as Triple Point), a leading provider of bridging and development loan facilities since 2021. Since that time, we have been instructed on 20 loan facilities.  We advise on all aspects of the loan documentation, negotiation and due diligence process.

One recent example of a transaction the team assisted with was where Triple Point agreed funding with its Borrower-client for the development of 10 student houses in Nottingham.

The Borrower agreed its unconditional purchase of the land, which was unregistered, from the Local Authority, prior to planning consent being granted. The structure of the transaction had to therefore be carefully considered to ensure the grant of planning permission, completion of a Section 106 Agreement, and completion of the acquisition of the land prior to, or simultaneously with completion of the loan facility.

We also liaised with the lender’s appointed Valuer and Surveyors on various matters relating to the proposed development, throughout the course of the transaction in order to advise the lender on matters arising out of our due diligence.
